Transforming Real Estate & Infrastructure
SDBA’s Greg Mangan, the organization’s Real Estate Advocate, notes: “Southwest Detroit is experiencing an exciting period of transformation. We focus on ensuring that development benefits the entire community—preserving our neighborhood’s identity while expanding opportunities for businesses and residents alike.
”One of SDBA’s most ambitious real estate projects, the La Joya Gardens Development Project, is a $25 million investment designed to provide 47 one-bedroom and six two-bedroom apartments, with 42 reserved as affordable housing for individuals earning 30% to 80% of the area median income. This initiative not only addresses housing shortages but also supports small businesses with integrated retail spaces, fostering a true live-work environment.
Additionally, SDBA partners with the Housing Revitalization Department (HRD) at the City of Detroit to implement the Second Floor Residential Grant Program, which converts vacant, second-floor commercial spaces into much-needed apartment units, breathing new life into Southwest Detroit’s historic buildings.
Through the Infrastructure/Streetscape Program, SDBA enhances public spaces with modern amenities, including street furniture, public art, interactive installations, and pop-up events. By carefully curating these elements, SDBA beautifies the neighborhood and fosters a deeper sense of engagement and connection among residents and visitors.
