In Middle Tennessee’s fast-growing economy, small businesses are driving innovation, creating jobs, and shaping the future of communities. But too often, promising businesses and catalytic projects can’t access traditional financing. That’s where Pathway Lending steps in.

As a mission-driven Community Development Financial Institution (CDFI) based in Nashville, Pathway strengthens communities by designing innovative financial solutions that create lasting impact.

Closing Market Gaps Through Innovative Lending

For 26-years, Pathway has focused on one thing, financing businesses. Founded in 1999 as a microlender, the organization has grown into a statewide leader in community development financing, helping entrepreneurs and communities that don’t fit the traditional credit box gain access to affordable capital.

Pathway’s approach is different by design. As a CDFI, the organization has the flexibility to structure loans in ways that meet borrowers where they are, whether that means working with emerging small businesses, lending into rural or underserved markets, or funding projects that conventional banks may view as too risky or complex.

And the results speak for themselves. Since inception, Pathway has generated more than $1 billion in economic impact, funded over 1,500 businesses, and supported 31,000 jobs across Tennessee.

Pairing Capital with Coaching to Reduce Risk and Drive Results

What makes Pathway innovative isn’t just who they serve, it’s how they serve them. Pathway’s model combines flexible capital with business coaching, equipping entrepreneurs not just with funding, but with the tools and expertise to thrive long-term.

This dual approach reduces lender risk while increasing borrower success. It’s a model that turns potential into performance, and communities benefit.

Preserving Affordable Housing

With the establishment of the Pathway Housing Fund, Pathway is innovating a new solution to support Tennessee’s growing need for safe, affordable housing. By leveraging low-cost capital as a CDFI, Pathway will purchase and maintain affordable housing that already exists, protect residents from displacement and create a model other communities can follow. Through strategic acquisition and development, Pathway is deploying a range of tools to preserve and expand affordable housing across Tennessee.

Technology-Forward Lending for Underserved Entrepreneurs

For emerging small businesses, speed is important when it comes to accessing capital. Recognizing this, Pathway has built a technology-driven lending platform designed to streamline applications, accelerate approvals, and expand access to capital for loans under $100,000.

Traditional underwriting may typically take several weeks, especially for the entrepreneurs that lack deep banking relationships or perfect credit histories. Many turn to high-cost online lenders that promise quick funding but come with steep interest rates and inflexible terms. Pathway’s platform offers an alternative- fast, affordable capital delivered through a simple, user-friendly process.

A Strategic Partner

As Middle Tennessee continues to grow and diversify, the need for innovative capital solutions has never been greater. No one organization can meet that need alone. That’s why Pathway serves as a strategic partner to banks, governments, economic development agencies, and community organizations, bringing together expertise, resources, and shared goals to drive impact further and faster. This collaborative model allows Pathway to scale its mission, build trust in underserved markets, and drive economic growth across Tennessee.
