Emerge starts construction by building components of the project in a manufacturing plant for the above-ground portion of a multi-story building at the time of groundbreaking. While the underground foundation and parking structure is being constructed, concrete and steel precast components are fully built and finished in the plant, including all finishing and flooring. By the time the poured in place concrete work reaches ground level or the top of the podium, the vertical portion of the building is ready to be delivered and assembled onsite.
The components that are assembled on site have electrical and plumbing fixtures installed along with the exterior window wall system, kitchen cabinets, flooring, trim and even appliances already inside. Instead of forming and pouring a floor per week for just the structure, a finished floor with eight suites can be assembled in two to three days. This allows buildings to be completed much faster and with a competitive fixed price construction contract.
By building the majority of the project at eye level inside a dry temperature-controlled environment, quality is consistent, labour resources are more effective as material supply doesn’t involve moving equipment and supplies up and down a man lift or by crane on a multi-story building, and inspections can be done from the ground. In addition, the chance of material theft and vandalism is eliminated, fewer subcontractors are needed, construction noise is minimal, and a lower carbon footprint are just a few of the other benefits.
Precast buildings are built with the same materials and to the same building codes and architectural specifications as traditional construction. Once assembled, they are virtually indistinguishable from their site-built counterparts. The typical misconception is that buildings constructed largely offsite have plain or boring styles, when in fact there is a larger variety of exterior cladding or window styles that can be economically used through the Emerge building process than are usually seen today with conventional on-site construction.
